Radon when you're buying or selling
A high radon result on an inspection is common, and usually fixable before closing.
Radon tests are a routine part of home inspections in South Dakota, and high results are common. A reading at or above 4.0 pCi/L doesn't have to derail a sale. Most homes can be fixed in a day, and a written quote gives both sides something concrete to negotiate with.
If you're buying
- Get a quote right away. Inspection contingency windows are short. A contractor's written quote helps you ask the seller to install a system or credit you the cost.
- Ask for a post-installation test. A good contractor retests after installing to confirm the level came down.
- Check an existing system. If the house already has one, make sure the fan runs and the gauge on the pipe shows suction.
If you're selling
- Test before you list. Finding out early means a high result won't surprise you during the buyer's inspection.
- Fixing it can simplify the sale. A working system with a recent passing test removes a common sticking point.
- Keep the paperwork. Buyers will want the installation details and the retest result.
On a deadline? Tell us your closing date when you request a quote or call (605) 496-9929, and we'll pass it along so the contractor can plan around it.
